Silicon Valley Tech Titans Have Helped Make Atherton One of the Country’s Richest ZIP Codes

Located on California’s San Francisco Peninsula, Atherton’s 94027 ZIP Code is one of the richest in the United States. An enclave for Silicon Valley power players, Atherton is a 5-square-mile town with a population of 6,915 and median household income above $250,000, according to census data. The elite community exudes privacy. It is always been that way. In the late 1800s, it was home to summer estates for prominent San Franciscans who envisioned a town with thickly wooded, large land parcels and no businesses. Although mostly subdivided by the 1950s, Atherton remains thoroughly residential today. Inhabitants seeking shopping or a night out go elsewhere, whether to San Francisco or San Jose (both roughly 25 miles away), or to nearby communities like Menlo Park,
Woodside,
or Palo Alto.

Elite Education
Two prestigious private high schools in Atherton, Sacred Heart Preparatory, shown here, and Menlo School, both have tuition north of $50,000.
The Village Pub
This one-Michelin-star restaurant opened in 2001 in Woodside, adjacent to Atherton. The contemporary California cuisine is farm-to-table, with about 80% of the produce coming from a ranch in the hills above Woodside. The wine list has close to 2,700 labels. Its sister restaurant, Selby’s, which also has one Michelin star, opened in 2019 on the border of Atherton and Redwood City.
Kepler’s Books and Magazines
Founded in 1955, where Menlo Park meets Atherton, this mainstay became a cultural hub in the 1950s and 1960s beloved by Beat intellectuals, pacifists, and Stanford University faculty and students. It closed in 2005 due to financial difficulties, but community members spearheaded a fundraising campaign that helped the shop reopen weeks later.
Rossotti’s Alpine Inn
Farther afield in Portola Valley, about 8 miles from Atherton, this burger joint and beer garden, founded in 1852, is the second-oldest continually operating tavern in California. Patrons arrive by Tesla, bicycle, Harley-Davidson or horse. You know someone isn’t a local if they don’t know the roadhouse’s nickname.
Membership to have
Atherton’s Menlo Circus Club is a private social and recreational club for families dating back to the 1920s. It includes an equestrian center, tennis courts and swimming pool. Residential land close to the club has the highest price per square foot in Atherton.
Architectural footnote
The Holbrook-Palmer Estate was gifted to Atherton in 1958 and converted into a 22-acre public park. Two of the park’s buildings, the 1883 water tower and the 1897 carriage house, are on the National Register of Historic Places.

“The majority of properties in Atherton are at least 1 acre or more,” says
Mary Jo McCarthy,
a real-estate agent with Golden Gate Sotheby’s International Realty. “That’s what makes Atherton unique.” Within Atherton’s four main areas, the difference from one street to another could be $1 million, she says. Central Atherton has the highest median price, has a number of properties with lot sizes larger than an acre, and is mostly on flat land, she says. West of Alameda is more rural and has a hilly topography, but it also offers views, including of the bay.
